The home loan process:
There is a lot of change in the banking industry and getting you a good mortgage loan. We can do most of the negotiating for you. There are four main steps involved in getting your loan. You will see that we have made your part in the process as easy as possible, then we work to earn your business. Don't buy a home today without qualifying with FHA, because, you can finance up to 96.5% of the purchase price.
| Step 1: Ask us to help you |
How much of a monthly payment can you afford? Your credit, employment history, income and debt are factors. You can get a rough idea, by using the calculators on our website. We will also help you consider different lenders and scenarios by asking you a few simple questions. Working on standard lender guidelines, we will get you a good faith estimate of what kind of terms you can expect, especially with FHA lending.
|
| Step 2: Pre-qualify for your loan |
You supply information about your employment, your assets, your residence history. We get your permission to run your credit score. When we review all this information we give you a pre qualification letter. Your agent will use your pre-qualification letter to make the best offer on the home you choose and the seller knows you're pre qualified. While you're picking out the home that's right for you, we find a loan that's right for you. Remember, our goal is to help you buy your new home.
|
| Step 3: Apply today and we make it easy |
After you have made an offer and been accepted, it is time to complete the banks loan application. It couldn't be easier and you can do it online, right here at our website. When the time is right, we will order an appraisal of your new home.

|
Step 4: Your loan is funded |
|
Your realty agent and the seller's will work together to designate an escrow/title company to handle the funding of your loan once it is approved. We'll coordinate with the escrow company to make sure all the papers your lender will need are in order and you can sign everything at the escrow office. Appraisals are usually $350.00 to $400.00 paid COD.
